Palm Beach County Commercial Construction Outlook 2027: Finance, Technology, and Healthcare Are Reshaping Development

Danto Builders · October 24, 2026

Palm Beach County is attracting more than new businesses. It is attracting industries that need new kinds of buildings, specialized facilities, and supporting infrastructure.

At the 2026 Commercial Real Estate Symposium, held October 23 at the Boca Raton Marriott and presented by MIAMI REALTORS® and RWorld Commercial, Kelly L. Smallridge, President and CEO of the Business Development Board of Palm Beach County, shared a look at the industries, investments, and infrastructure needs shaping the county’s future.

For companies considering a move to West Palm Beach, and for the developers, investors, and property owners preparing for that growth, the construction implications are practical: demand will be shaped by what each industry needs to operate.

Figures and forward-looking observations in this article were shared during the presentation and are included as reported in the symposium notes.

1. Wall Street South Is Creating a New Corporate-Development Market

Palm Beach County’s financial-services sector has grown from an economic-development initiative known as Wall Street South into a meaningful source of new corporate activity. Smallridge highlighted the arrival and expansion of major financial companies, including Goldman Sachs, BlackRock, and Point72.

Wells Fargo’s announcement that it would establish the headquarters of its wealth-management business in downtown West Palm Beach adds to that momentum. In January 2026, the company announced plans to lease approximately 50,000 square feet at One Flagler.

These relocations create demand for more than offices. They require executive suites, meeting facilities, technology-enabled workplaces, secure environments, and professional spaces that can support growing teams.

2. Quantum Computing Requires More Than Conventional Office Space

Palm Beach County is positioning itself as an emerging center for quantum computing and advanced technology. Smallridge highlighted D-Wave Quantum’s plans to relocate its headquarters to Boca Raton and establish a significant presence at the Boca Raton Innovation Center.

Florida Atlantic University’s approximately $20 million quantum-computing initiative and related educational partnerships point to a broader effort to attract high-value employers and develop specialized technical talent.

Advanced technology companies often need facilities with specialized electrical infrastructure, cooling systems, controlled environments, enhanced security, and flexible research-and-development space. Those requirements make early coordination among owners, designers, engineers, and contractors especially important.

3. Healthcare and Life Sciences Are Expanding Beyond Medical Offices

Healthcare and life sciences are another important part of Palm Beach County’s economic-development strategy. The county’s growing healthcare ecosystem includes clinical services, research, education, pharmaceutical innovation, and the professional businesses that support them.

That growth can touch many property types: medical office buildings, outpatient facilities, diagnostic centers, laboratories, administrative offices, and healthcare-related commercial spaces.

These projects often require more complex mechanical, electrical, plumbing, accessibility, and regulatory coordination than conventional office buildings. They also have to balance operational functionality, compliance, patient experience, and long-term flexibility.

4. Commercial-Space Shortages Could Open New Development Paths

One of the challenges highlighted during Smallridge’s presentation was the limited supply of commercial space that meets the needs of expanding businesses. Even where new Class A offices are being developed, some companies still need larger contiguous areas or specialized configurations.

Smallridge pointed to unmet demand in northern Palm Beach County, including the need for office floor plates of approximately 50,000 to 60,000 square feet. She also discussed the continued movement of development activity north toward Palm Beach Gardens and Jupiter as established business districts become more constrained.

Commercial construction responses to constrained inventory
NeedPotential response
Larger contiguous officesNew construction or strategic building expansion
Older, less competitive assetsModernization, repositioning, or adaptive reuse
Specialized tenant requirementsEarly design-build and infrastructure planning

5. Aviation, Defense, and Logistics Are Driving Industrial Demand

Palm Beach County’s diversification extends well beyond the office sector. Smallridge highlighted aviation and defense as an established regional cluster with an estimated $4.5 billion economic impact, along with growth in advanced manufacturing and aerospace technology.

Logistics and distribution have expanded as well. The county went from having no Amazon facilities before the pandemic to five facilities, including a large distribution center along the Beeline Highway.

These industries need properties with higher clear heights, specialized flooring, loading areas, additional electrical capacity, equipment infrastructure, and efficient operational layouts. A conventional commercial building cannot automatically support those uses.

6. Growth Creates Infrastructure Challenges and Opportunities

Attracting employers is only part of the economic-development equation. Companies also need housing, schools, transportation, healthcare, utilities, and the amenities that make a community attractive to employees and their families.

Smallridge emphasized that Palm Beach County’s success is placing new demands on existing infrastructure. She also discussed the importance of thoughtful infill development and balancing economic growth with the character of established communities.

That balance creates opportunities for mixed-use properties, neighborhood commercial centers, medical facilities, adaptive reuse, and the renovation of aging commercial buildings. Well-planned redevelopment can help communities accommodate growth while making better use of existing land and infrastructure.

7. What Should Developers and Owners Watch in 2027?

Palm Beach County’s commercial real estate future will be shaped by several factors working together:

  • Corporate relocations and expansion by existing employers.
  • Demand for modern Class A offices and specialized commercial facilities.
  • Investment in quantum computing, healthcare, aerospace, and advanced technology.
  • Availability of suitable development sites and adaptable existing buildings.
  • Construction labor, financing costs, permitting, and infrastructure capacity.
  • The ability to accommodate growth without sacrificing community character.

Not every relocation will result in new construction, and not every opportunity will be financially feasible. Some companies will build new facilities. Others will renovate, expand, or reposition existing properties.

The practical takeaway

Match the construction strategy to the business opportunity.

Owners and developers who understand where demand exists, what a tenant needs to operate, and which building strategy fits the budget will be better positioned to act as the market changes.
